What are Construction, Building, and Structural Inspections?

These inspections typically are one of the following:

Permanent Foundation Inspections:

What is a Permanent Foundation Inspection for a manufactured home?

According to the Department of Housing and Urban Development (HUD), an inspection of a permanent foundation for manufactured homes confirms it to be constructed of durable materials like concrete, mortared masonry or treated wood, and have attachment points in the crawlspace that anchor and stabilize the home to soil or rock to prevent sliding or overturning.

What are the HUD guidelines used to perform the inspection?

The Permanent Foundations Guide for Manufactured Housing: Handbook 4930.3

Why are permanent foundation inspections required and who performs them?

FHA and VA loans require these inspections by a licensed professional engineer to certify compliance before the loan can be approved.

What is the typical turnaround time for an inspection?

Depending on the location, 3-5 days, provided there is reasonable access to the crawlspace.

Do I have to be present?

Only if there is a basement does someone have to be present to provide access.

Is payment required in advance or after the inspection?

No. As long as the lender provides assurance that the transaction will close payment can be included with the closing costs, if the appraisal exceeds the sale price.
